How can Public Tax Records assist real estate professionals in meeting their clients' needs? Understanding tax records provides a comprehensive view of all properties in a county, unlike MLS data, which covers only listed and sold properties through agents. This knowledge helps in creating more accurate property assessments and client advice.

· What are the differences between MLS system data and Public Tax record data?
· Who drives the data and/or source?
· Why are there discrepancies between the two systems? Ex. The MLS system lists the number of bedrooms and bathrooms, but the tax records do not.
· Why are subdivisions listed in phrases or sections?
· Understanding that tax assessment processes are different between counties and states. (South Carolina uses the last sales price, whereas TN still uses county appraiser data)
· Using real-world scenarios to demonstrate how tax records can be utilized for creating accurate property lists and CMAs, boosting your confidence in applying these skills.
· Understanding property report data, FEMA, TOPO, and taxes/tax assessments.
